The snow is gone and Spring is here! We hope you're staying dry with all this rain. As with our Winter Newsletter, it is our goal to keep you informed of any changes and hopefully answer any questions you may have.
CHANGES AT CENTA
We have been making some exciting changes here at Centa. The biggest change: we are now online! You can check out the website at centarealestateltd.com. Using this website, you are able to access a variety of information under the Tenant Services tab. You can easily communicate with us using the Contact Us page or file maintenance requests. You can also periodically check our blog for news and tips! We encourage you to explore and make use of these exciting new features.
Additionally, more than ever before, you, our tenants, have expressed a desire for some form of electronic payments. In view of this, effective early February, we have been accepting e-mail money transfers. For those of you who don't know, eTransfers can be done through your online banking. It's as simple as sending an email. No more paying for stamps, cheques or money orders!
When you're sending the eTransfer, please make the security question What street is your office on? and the answer: Waverley (it's not case sensitive). If there is a spot for it, please put your address in the memo area. We have a lot of tenants and it makes life a lot easier when everyone is using the same question and answer.
We are still accepting payments in person at our office. We DO NOT accept cash or credit cards but payment can be made by debit or cheque/money order. Please make sure that your address is on all cheques/money orders.
Our goal is to make life simpler for you. You no longer have to call our office for requests or come to our office to pay rent. Of course, if you want to call or come in, we're still here!
Over the past several months we have received complaints from various condo corporations regarding garbage. While every condo corporation has slightly different rules and regulations, the one thing they all have in common is that garbage is not to be put out until the evening before garbage day. Please check out the City of Ottawa Garbage Pickup Schedule to confirm when your garbage and recycling days are. The condo corporations have all been cracking down on this issue and will be sending bills for any garbage removal that they need to do.
Now that the snow has melted, the condo corporations will be doing their yard inspections more often. In view of that, please ensure that garbage is properly stored in your rear yard and that any animal droppings, cigarette butts or any other refuse revealed by the melting snow are promptly picked up. Additionally, we have also been asked to remind our tenants of the following:
- Storage of items at the front and back of the unit is not permitted
- The front and rear yards must be kept clean and properly maintained.
- Visitor parking is only for visitors and not allowed to be used by residents.
- Alcohol consumption is not permitted on common areas.
- The creation or continuation of any noise or nuisance is not permitted
Just a reminder as well that when installing your window air conditioners, please use plexi-glass to fill the portion of the window that isn't filled by the air conditioner. Cardboard and plywood are not allowed by the condo corporations.
